Scope of Project

  • INTERIOR : open concept
    Remove wall between kitchen and dining room
    Add ~18’ bi-fold door @rear wall (kitchen/dining room)
    Add ~10’ bi-fold door @upstairs bedroom (new deck entry)
    Clad existing interior beams to match new work
    EXTERIOR : improvements and additions
    Add ~12’x12’ deck with glass railing (width of 2nd FLR.)
    California Room (North): below new deck
    TV, fireplace, lounge seating, built-in speakers, heaters (electric/gas), ceiling fans
    Kitchen (South) : BBQ, bar, sink,ice, wine fridge, TV (swing-out)
    Dining : dining table
    Fire Feature : seating area with a firepit
    Remove existing concrete and create a single level
    Side Yard : new finishes, hardscaping, softscaping
    New lighting throughout (functional and accent/mood)

    Permits will not be obtained from the local building department for the Scope of Project.
    HOA Approval
    Designer will work with Client to obtain HOA approval for S.o.P.
    Assistance & Advice
    effective oversight that designs & plans are being followed
